A vital part of any home maintenance plan is definitely foundation repair, the act of hiring a contractor to perform necessary repair and maintenance on the foundation of your home. But as important as it may be, homeowners don’t typically think about it all that much. And for good reason, house foundations don’t really need regular repair, especially when built on good, stable ground. However, this has caused some homeowners to miss out on the signs that they really do need foundation repair. And to make sure you don’t end up in that situation, this list has been prepared to help you spot the bigger warning signs. #1. Sticking windows and doors

You may have noticed that some of your doors and windows are “sticking” shut, or just not opening and closing like they should be. This is a very common sign of foundation issues, specifically of your foundation settling. If this starts happening, call an expert to have them come over and take a look to see if it’s just a coincidence, or if actual work needs to be done.

#2. Cracks and gaps

Signs of house settlement can also take the form of various big-ish cracks and gaps throughout your home. Starting on cracks, be on the lookout for any big cracks in your interior walls, drywall, and/or on the outer wall, especially if said cracks weren’t there before.

Next is gaps, and these can form in a lot of places, particularly places where some kind of adhesive was used. This includes gaps between the crown molding and the ceiling, or caulking gaps between said caulk and the window/door frame. This is evidence of your house’s foundation shifting as well as settling.

#3. Sinking floor
